By completing a reservation at Edge of the Desert Inn, you agree to the following terms.
Reservations and Age Requirement: All guests must be at least 21 years old with valid government-issued photo ID. Reservations require a valid credit or debit card at booking.
Check-In / Check-Out: Check-in is at 3:00 PM. Check-out is at 11:00 AM. Late check-out is not guaranteed and may result in an additional night's charge.
Cancellation Policy: Cancel 30 or more days before arrival for a full refund. Cancellations within 30 days, no-shows, and early departures are non-refundable. Refunds are processed within 7 to 10 business days.
Property Rules: No smoking inside units (up to $250 cleaning fee for violations). Quiet hours are 10:00 PM to 7:00 AM. Maximum occupancy must be observed. No fireworks, open flames, or personal fire pits.
Pet Policy: Pets are welcome with prior disclosure and may be subject to an additional fee. Pets must be supervised at all times, leashed in common areas, and cleaned up after. Damage caused by pets will be charged to the guest. Service animals are welcome per federal and state law.
Liability: Guests are responsible for damages to the unit and property. Edge of the Desert Inn and Desert Edge Moab LLC are not liable for injury, loss, damage, or theft of personal property. Guests assume all risks associated with the high desert environment, including extreme temperatures, wildlife, uneven terrain, and flash floods.
Governing Law: These terms are governed by the laws of the State of Utah, with disputes resolved in Grand County, Utah.

By booking a reservation at Edge of the Desert Inn, you ("Guest") acknowledge that you have read, understood, and agree to be bound by the following Terms and Conditions. These terms apply to all reservations, stays, and use of the property and its amenities.
All reservations are subject to availability. A valid credit or debit card is required at the time of booking. By completing a reservation, you confirm that all information provided is accurate and that you are authorized to use the payment method submitted.
The primary guest on all reservations must be at least 21 years of age. Valid government-issued photo identification is required at check-in. Edge of the Desert Inn reserves the right to deny check-in to any guest who does not meet this requirement, and the reservation will be treated as a cancellation subject to the cancellation policy in effect.

Early check-in and late check-out are not guaranteed and are subject to availability. Guests who have not vacated by 11:00 AM may be charged for an additional night. Check-in instructions, access codes, and property details will be provided prior to arrival via the contact information on file.
Edge of the Desert Inn operates a 30-day cancellation policy. Guests who cancel their reservation 30 or more days prior to the scheduled check-in date will receive a full refund of all charges paid. Cancellations made fewer than 30 days before arrival are non-refundable. This includes no-shows and early departures. Approved refunds are typically processed within 7 to 10 business days to the original payment method.
Guests are expected to treat the property, furnishings, and all amenities with care and respect. The following rules apply to all guests and visitors during the duration of the stay:
Quiet hours are observed from 10:00 PM to 7:00 AM daily. During quiet hours, guests are expected to keep noise at a level that does not disturb neighboring units or the surrounding area. Excessive noise complaints may result in a warning, and continued violations may result in removal from the property without refund.
Edge of the Desert Inn is a pet-friendly property with the following conditions:
Guests are financially responsible for any damage to the unit, furnishings, fixtures, appliances, linens, or any other property belonging to Edge of the Desert Inn caused during their stay. By booking a reservation, guests authorize Desert Edge Moab LLC to charge the payment method on file for the cost of repairs or replacement of damaged items.
Edge of the Desert Inn, Desert Edge Moab LLC, its owners, managers, employees, and agents are not liable for any injury, loss, damage, or theft of personal property during a guest's stay. Guests use the property, amenities, and surrounding areas at their own risk. This includes but is not limited to outdoor recreation, wildlife encounters, weather events, and use of any on-site equipment or facilities.
Edge of the Desert Inn is located in a high desert environment in Moab, Utah. Guests acknowledge that the area presents natural risks including extreme temperatures, wildlife, uneven terrain, flash floods, and other conditions inherent to the desert landscape. By staying at Edge of the Desert Inn, guests accept these risks and agree to exercise appropriate caution.
Guests agree to indemnify, defend, and hold harmless Desert Edge Moab LLC, its members, managers, employees, and agents from and against any and all claims, damages, losses, liabilities, and expenses arising out of or related to the guest's stay, use of the property, or violation of these Terms and Conditions.
Guest information collected during the booking and stay is used solely for the purpose of managing reservations, processing payments, and communicating with guests about their stay. Edge of the Desert Inn does not sell or share guest personal information with third parties except as required by law or as necessary to process payments.
Edge of the Desert Inn may use exterior and interior photographs of the property for marketing and promotional purposes. Guests who do not wish to be included in any photography or media should notify management in advance.
Edge of the Desert Inn is not liable for failure to perform any obligation under these terms due to events beyond its reasonable control, including but not limited to natural disasters, severe weather, government actions, utility failures, pandemics, or other unforeseen circumstances. In such events, Edge of the Desert Inn will make reasonable efforts to accommodate affected guests or provide alternative arrangements.
Reservations made through third-party platforms (such as Airbnb, Vrbo, Booking.com, or similar services) may be subject to the terms and policies of those platforms in addition to these Terms and Conditions. In the event of a conflict, the more restrictive policy applies.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Utah. Any disputes arising under these terms shall be resolved in the courts of Grand County, Utah.
Edge of the Desert Inn reserves the right to update or modify these Terms and Conditions at any time. Changes are effective upon posting. The terms in effect at the time of booking apply to that reservation.
If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
